GICA DOO Ohrid, Macedonia - Development Plans

The company - where is located?


















The main office of our company is in Ohrid. The municipality of Ohrid with its vicinity has more than 70.000 inhabitants (during the turist season there are more than 110 000 people daily). Ohrid is the main economic center in Southwest Macedonia, the biggest tourist center in Macedonia and second best political center of the state.Our company is located in the wide center of the town, with 15 minutes walking distance from the city square and 3 minutes walking distance from the central bus station. The complex (area of 55.000 m2) is located on the street which is part of the main road which connects two biggest Macedonian cities – Skopje and Bitola, and only 30 km from the 2 border stations with Albania. The Ohrid’s airport “St. Paul” is located within 10 km from our complex.

The project – Residential Complex, Shopping Center and Conference Center






















In the following period the complete company’s complex in Ohrid will be re-established in residential-business complex with the following contests:





  • Residential Complex
  • Shopping Center
  • Erasmus” Conference Cente
  • Hotel
  • Sport facilities




Residential Complex



The area of the complex which is now un-urbanized, together with area where Production Facilities, Storage Spaces and Offices are constructed will be used for the construction of 12 8-floor buildings for luxury housing – with outdoor and indoor pools, restaurants, kindergarten, health centers and recreational area with tennis courts and basketball playground. The plan is to have more than 50 apartments by the building with 60-85 m2each (around 700 apartments for the whole complex).


The total residential area will be 57.115 m2 . The whole community will have 24 hours security service, best arranged parking space in Ohrid with parking spaces for all the residents, gorgeous vegetation. The whole community complex will be properly maintained by the special service. Within residential complex just opposite the conference center 10 individual houses will be built with ground floor with stores and garages and 2+1 floors for housing. Each house will have separate parking space.



The Fully enclosed covered area (with apartments and commercial space) will have 57.115 m2(net).

Opposite of the conference center 10 separate houses will be build with (net area) of 1520 m2. The approximately cost for buildings per square meter is from 350-450 euro (cost depends of the category, quality and design of the buildings).Taxes per build square meter are (39 euro) for buildings and (67 euro) for ground floor facilities (business facilities).

The Shopping Center within the company’s complex, still in the planning phase (No1 at the picture) will cover the area of 10.320 m2. The Shopping Center will have outdoor parking space (No4 at the picture), with even bigger parking space underground. The Shopping Center will have separate entrance for the goods at the road which is already completed and operative. The Shopping Center will directly face the new boulevard.

We are fully convinced that the building of such a Shopping Centre will be very rewarding move, especially having in mind the fact that Ohrid in this moment doesn’t have Shopping Centre with similar capacity and with full-size parking lot, and the fact that there is no other large areas in the wide centre of the city suitable for building such a big objects.

Ohrid, but also Macedonia as a country, doesn’t have genuine conference center which completely fulfills international standards.



“Erasmus” Conference Center will have:





  • Conference hall for more than 200 visitors fully video-audio equipped;


  • 3 workshop rooms with video presentation equipment;


  • Press-room which can be also used for workshops;


  • Diplomatic room;


  • etc



All facilities in the Conference Center will be accessible to the persons with specials needs.




Hotel




The hotel will have 150 apartments (2 bed and luxury apartments).



The hotel will have restaurant for more than 300 visitors, piano bar, open and indoor pool, wellness center etc.

The whole complex will have best arranged parking space in Ohrid with more than 200 parking spaces for the vehicles.The idea is to create new alternative center of the city and to create new model for the urban community aiming higher standards in living, energy-efficiency and environmental protection.
